How Do You Protect Your Property from Bad Airbnb Renters?

With the affordability and easy access to great accommodations through Airbnb, it shouldn't be any surprise that rentals are on the rise with the Spring Break crowd. Some of the most popular destinations like Miami, Las Vegas, Honolulu and New York will see an increase in college kids celebrating spring break.

Airbnb hosts can expect rowdy college kids, drinking and late night parties on their property. If you have any doubt about the kind of disasters that can happen to some unlucky hosts, all you have to do is search online for Airbnb horror stories. You'll find stories like the Airbnb host who rented her apartment only to have it ransacked and her belongings stolen.

When renting out your home to a guest on Airbnb around spring break, it's almost guaranteed that you'll end up with a surge of teenagers with raging hormones that will turn that home into a den of drugs and alcohol, orgies and prostitution, which has happened at some host's homes. With all of that to contend with, you can also open yourself up to fines and problems with the laws and ordinances in your town.

Location Matters

If your property is in a location that would be considered a mecca for spring break celebrants, you should know this before renting out your property. You can put provisions in your contract that allow for the renter to be older than 25, or the renters must be from the same family to avoid renting to a huge group of teenagers.

As a host, you can ask for a security deposit from your guests that will help protect you in case of problems. Precautions like this will often weed out college kids who don't want to pay extra for their right to party. For an extra layer of protection, you can also have an added insurance plan outside of Airbnb's insurance guarantee.

Not all guests want to have orgies and late night drinking parties. Guests need to think about how to protect themselves against fraudulent hosts too. It helps when there's communication between host and guest before the rental process begins. Communication between host and guest can help avoid places where the rental doesn't look like the picture. If possible, a potential guest should get the address and do a Google map search to see what the location looks like before the rental.

Guests and Their Payments

Guests should never send money directly to the host. All transactions that go through Airbnb will have the insurance and protection of the site to mediate problems. Before a reservation, ensure that you've read the host's reviews. This is important for finding a rental that suits your needs. If you see a rental that has an "A" watermark, this means that a professional Airbnb photographer has visited the site and verified the location. The photos are exactly what you can expect at the rental.

Renters and hosts can expect to have the protection guaranteed on their website. Before hosting or renting a property, make sure to read all the policies on the website to ensure that you're being a good host or renter.
